Q
This is something we are hoping can replace my current career. I have limited home repair skills. How necessary is it for me to be skilled in home repair to make this work? -John A Hi John, Being handy does help, but it is not necessary. What you need is a willing to learn. When Scott and I did our first reno we had never worked in the trades before, no family background... I remember hanging my first sheet of drywall backwards because I had no idea the sides were different! We wanted to learn, and we did. Trial and error, home reno books/courses, reno TV shows and home depot university on Sunday mornings. Now we are licensed contractors teaching people across the country how to renovate. If you want to learn it you can. It may be frustrating at first, but the more you learn, the better you will become and the more motivated you will become. This system can definitely replace your full time career, (it did for us) but it will take time. Don't expect to quit your job in 6 months, but after a couple years you could find yourself in a position to be more independent. And there is nothing like retiring with 6 or 7 (or 30) properties that pay you a generous monthly passive income stream, and leave behind generational wealth to pass along to children and grandchildren. Even just 10 properties at $250,000 per property will label you a multimillionaire with a very generous monthly income. Hope this helps! Michael Q
I am ready to order the Complete Real Estate Training Program and would like some
information on the week-end workshop. I live north of Toronto, in Canada and would
like to know the dates and times and location of the next workshop here.
Also, does Michael and/or Scott teach the workshops? If you don’t have one scheduled
soon, I will order just the workbooks. I am eager to get started now that I have a couple
of amazing “been there, done that ourselves” teachers and mentors.
My next question is about the Tax Lien training course. You mention a few U.S. states in
your examples and I was wondering if the same training applies in Canada or are the laws/rules
different?
Looking forward to gaining much knowledge and money with your help.
Thank you,
Stephanie
A Hi Stephanie, The date for the next Toronto workshop are Friday Nov 5 to Sunday Nov 7. Scott and I would love to be at every workshop but we can't do it all! So we have our staff do the training at the workshop. We appear at and teach Special 'boot camps' a couple times a year in places like Las Vegas and Orlando. As a student you would receive an exclusive invite to these events. You can purchase the training package without the workshop for $997 and add it later at any time for the $1000 (or you can bring a partner and split the cost; $500 each). You can then attend the workshop in any city you would like, including when we return to Toronto. Also a heads up, due to popular demand of our Successful Landlord real estate program, we are shipping as of Nov 1st right now, so we are a few weeks between order and delivery. With respect to the tax lien program, as a Canadian resident you would be investing in US tax liens and tax deeds. Canada had a different system which doesn't allow for profitable purchase of tax liens. A Canadian investor would therefore do research online regarding an area in the US, and purchase a US tax lien certificate. You would then collect interest (5%-18%) on the lien until the back taxes are paid by either 1. the property owner 2. another investor or 3. You Often you have the opportunity to own the property by paying the back taxes at the end of the term (6-18 months depending on the state). You can then either rent it, sell it, or wholesale it as an exit strategy. It sounds complicated but it is doable once you learn the ropes. Hope this helps! Michael

Michael,
I have seen a couple of National Franchises for Property Management.
What is your opinion on them?
Are they worth a person buying into them?
I am looking into starting my own Property Management Company and I want to do it the correct way. What is your suggestion?
Thanks
John
